| 1. Occupancy: |
We understand that a significant ingredient in
real estate values is the tenants. Our strategy will
be to achieve high levels of occupancy with quality
tenants by aggressively monitoring our leasing teams
efforts and controlling their tenant targeting and
prospecting efforts. We will support this effort with
a strong involvement in lease negotiations, tenant improvement work, move management and
a client first focus.

2. Renovation/
Repurposing
|
We are experienced in value engineering physical
modifications to properties that yield the greatest
increase in income while maintaining a strong cost
sensitivity. These may be as simple as paint, landscape
signage, or lobby finishes; or as comprehensive as
partial demolition and rebuilding or expansion of
the property.

| 3. Asset Sales |
Each property's strategic plan identifies the projected
optimum time of sale. When this time comes
we re-evaluate the market conditions and the current phase in
the market cycle to reaffirm the sale decision. When the
property is marketed we actively participate in the
preparation of the offering memorandum and the financial
analysis of the property. Since we are continually in the
market seeking investment opportunities we are well aware
of the pricing parameters and we are able to push those very
aggressively. We are also expert in creating a competitive
situation in the sale that often results in achieving a very
high disposition value.

| 4. Property Management |
Our tenants are very important to us and to the value they
bring to our real estate holdings. We manage all our properties
with in house staff so we can maintain our stringent quality and
tenant relations policies. We believe this “self management” is the only way to control and insure tenant satisfaction-leading to increased value.
